Holder Design creates full color renderings of the proposed building and/or interior space. These renderings are great to show stakeholders in board meetings and community forums.
ILLUSTRATED SITE PLANS
This type of presentation piece will depict a view of the proposed site as if you were flying overhead in a hot air balloon. This shows very clearly the size and shape of the property and the location of the building, parking and proposed amenities in relation to the surrounding roads and adjacent structures. This is a great option when wanting to show a quick and concise layout of the property. By adding natural textures, colors and simple shadows, this two- dimensional option translates a strong point and is very attractive as well as affordable. Once basic building shape, size and property have been designed, this would take an estimated 8 to 10 hours to complete.

DIAGRAMMATIC FLOOR PLANS
This style of presentation shows the general space planning of the new building. It will show basic palette colors representing the multiple spaces. It is most simple and easy to understand, and this allows a quick glimpse of the arrangement of spaces and their relation to each other. Predominately showing a proportional outline of the functionality and circulation of the building, these are particularly helpful when working with space management and area organization. Typically, these floor plans would take anywhere from 2 to 4 hours depending on the size of the building.

ILLUSTRATED FLOOR PLANS
These floor plans are used for several reasons. As mentioned in the Diagrammatic Floor Plans, these show the general space planning of the unit or building. The major difference is in the level of detail. These floor plans will show a suggested furniture layout and a natural interior color palette to show how rooms transition to each other. These plans are also particularly helpful for the interior design of the space. We use manufacturer samples of flooring materials to create a digital color palette that is as true to life as possible. Typically, these floor plans would take anywhere from 5 to 8 hours depending on the size of the building and the interior finishes required.

ILLUSTRATED BUILDING ELEVATIONS
This type of presentation will show the proposed building in two-dimensional elevations as if you were standing on the ground looking directly at your building. These illustrations will show the actual colors, textures and finish materials so that the selected building color palettewill translate as true to life as possible. With additional textures, shadows, foliage and background to add depth, this option brings to life the basic design of your new building. Typically, these illustrations show only the strongest views, so depending on the project, multiple illustrations may be needed. Once the building design has been completed, these typically take an estimated 8 - 10 hours each view.

SIMPLE 3D RENDERING
This rendering style is simple yet very descriptive. This will show your building in true three-dimensional form. Using basic colors and materials, the design of your new building will truly start to come into perspective. By adding a basic entourage such as plants, trees, vehicles and people, you will begin to get a real sense of the design and function. These renderings typically take around 18 - 24 hours to create. Although mildly time-consuming, the advantage to using this type is that once the full 3D model is built, you can rotate the building to see all sides to create multiple views to use in your presentations.

DEVELOPED 3D RENDERING
This style comes the closest to making your design look like a reality. It gives your investors and contributors an appreciation for the building and its truest design in a way that simple renderings or illustrations cannot.
Also called "photorealistic", this style of rendering is best used when you have a multi-faced and intricate building design that simply needs to be represented well. By using the actual materials, colors and textures, the ability to see the details of the project from any possible angle, makes the Developed 3D Rendering almost a necessity. The main difference between this option and the Simple 3D Rendering is in the post-processing. Post-processing means that we take extra steps in the latest digital design software and old-fashioned creativity to make this rendering look as true to life as we possibly can. Also, by using high-resolution photos of the existing site, we can incorporate the new building into the photo so there is a true sense of what it will look like with the adjacent buildings, landscape and skyline. Although this is the most time consuming and expensive option, the results speak for themselves. When a potential investor sees this, there is very little question as to what he or she will expect as a final product. This style of rendering typically can take anywhere from 40 - 60 hours depending on how many final views are requested. |
